New Islington is one of our great regeneration achievements and was named one of the UK’s Best Places to Live by The Sunday Times in 2019. This modern village in the city is a waterside neighbourhood built around a “picturesque marina” (as the Manchester Evening News put it) and is one of the best places to live and work in Manchester.
It’s a true community, filled with a mix of family homes, apartments and social housing, side by side with independent businesses. It has all the things a growing community needs to thrive, including great public transport (New Islington has its own Metrolink stop), a Ofsted outstanding primary school, a new health centre and bags of outdoor space in Cotton Field Park. Plus you can enjoy the smell of freshly-baked sourdough coming from Pollen, an award-winning bakery and café with an army of fans.
We started our work in New Islington in 2002, when it was considered one of the worst estates in the country. With a plan and a purpose, we’re proud to have completely changed its fortunes. Our first release of modular homes quickly sold out in 2016 and our final release of homes and apartments will complete our 20-year transformation of this wonderful part of the city.

We had an opportunity and we moved into an area that is regenerating very rapidly. It has a fantastic reputation for food, drink, socialising – two minutes’ walk across the canal and there’s some superb pubs, bars, restaurants. It’s a really great place to be.

New Islington is a stones throw from Manchester city centre and next door to vibrant Ancoats. Many of our homes have private parking for your car, plus you can jump on the Metro at New Islington to easily access all of Greater Manchester, or by rail at Piccadilly Station for getting further afield.
